Over the years, it has become necessary to grant individual apartment owners the rights to common areas and facilities associated with their apartments, as well as the maintenance responsibility. Additionally, these apartments and their interests should be made heritable and transferable.
In view of cases being filed to challenge the notification of the 2021 Odisha Apartment Ownership Rules, the registrations of the apartments have been halted, and the government is losing the revenues. Therefore, the enactment of a new amendment has become necessary to address this difficult situation.
